They fail differently and they need different responses. The strip needs careful, slower drying that respects old masonry and checks the neighbours. The business park needs volume, a power plan and coordination with a facilities team who can authorise access. Treating either like the other produces a poor result.
A business park building empties completely at the end of the week. There is nobody in it overnight or on weekends, so a failure on Friday evening has sixty hours to run before anyone finds it on Monday.
That materially changes the scope. Water has travelled well beyond the visible damage, and mould is a present issue rather than a future risk. When we attend a Monday-morning discovery we look further from the source than the staining suggests, because assuming a fresh event is how the second half of the problem gets missed.
The advantage of the business park format is that a building usually has one tenant and one facilities contact with authority to isolate services, approve after-hours access and let us get on with it. No owners corporation, no committee, no competing tenancies.
Where that clear run is available we use it, because uninterrupted access is the single biggest determinant of how quickly a large floorplate dries. A building we can work continuously overnight comes back days sooner than one we visit for four hours at a time.
