High Street retail
Antique, homewares and fashion tenancies where stock is frequently valuable and difficult to replace.
High Street retail through Malvern and Armadale, a university campus at Caulfield, and allied health and specialist practices spread through both. Mostly low-rise, mostly period stock.
Antique, homewares and fashion tenancies where stock is frequently valuable and difficult to replace.
University teaching and studio buildings running to a fixed semester timetable.
Physiotherapy, dental, imaging and specialist rooms with equipment and full appointment books.
Established period commercial stock with later refurbishment, on generally flat ground, with campus buildings of mixed era alongside.
Much of the High Street retail here deals in antiques, art, specialist homewares and one-off pieces. That is different from fashion or general retail, where stock can be reordered and the claim is essentially financial.
When an item cannot be replaced at any price, the salvage window becomes the whole job. We prioritise lifting and separating those items over extraction, get them into a stable environment, and photograph condition before anything moves. Restoration of individual pieces is specialist work we would refer, but keeping them recoverable in the first hour is ours.
Imaging and diagnostic equipment in allied health practices frequently has a specified operating humidity range, and aggressive drying pushes a room well outside it. Equipment that was never touched by water can be damaged by the response to it.
So we ask what is in the room and what its range is before designing the drying. Sometimes that means a slower, contained approach; sometimes it means excluding that room and drying the surrounding structure instead. Either is better than a warranty conversation about equipment we affected.
The shopfronts along High Street are largely Victorian and Edwardian, with concealed box gutters behind the parapets. Those gutters are narrow, they collect leaf litter from the street trees, and when they block they overflow backwards into the building rather than out to the footpath.
It is the most common cause of water entry we see in this stock, and because the water enters high and runs down inside the wall, the damage frequently appears a long way from the defect. We check the roof line early rather than assuming a plumbing failure and opening the wrong ceiling.
Call now. If there is irreplaceable stock or imaging equipment, say so when you ring.

When stock cannot be reordered at any price the salvage window is effectively the whole job, so getting items clear and into a stable environment comes before the floor. We photograph condition before anything moves, and we will refer specialist restoration of individual pieces rather than attempt it.
It can. A lot of diagnostic equipment has a specified operating humidity range, and aggressive drying pushes a room outside it — so equipment that never got wet is damaged by the response. Tell us what is in the room and its range, and we will design around it, including excluding that space and drying the surrounding structure instead.
Very likely a concealed box gutter behind the parapet. They are narrow, they fill with leaf litter from the street trees, and when they block they overflow backwards into the building. The water enters high, runs down inside the wall and appears somewhere unexpected. We check the roof line first on this stock.
Yes. Teaching schedules are set a year ahead and there is little scope to relocate a class, so we contain and stabilise immediately and complete the disruptive work in whatever window exists — evenings, weekends or the next break. Fighting a fixed timetable rarely ends well for either side.
