How the bay gets into buildings

Exposure is the defining factor here. Buildings on and near the foreshore are weathered harder than anything inland, and the failures follow from that.

Wind-driven rain is the hardest kind of ingress to trace. Water enters high on a façade through a joint or a seal, travels laterally and downward inside the wall, and appears as a damp patch several metres away and a floor or two below.

Chasing the stain gets you nowhere on these buildings. We test under the conditions that caused it where we can, work back from the wet path rather than from the visible damage, and accept that the answer is often somewhere nobody would have looked. Opening the ceiling directly above the patch is the most common wasted effort here.

Weekends carry the week

A St Kilda venue makes its money Thursday to Sunday, and in summer that is amplified again. Losing a weekend is not recovered by trading well midweek, and losing a summer weekend is worse still.

That drives the schedule. We will work overnight, stage around service and be explicit about which parts of the venue can safely reopen before the whole job is done. Cellars finish last

The cellar is below grade, poorly ventilated, full of stock and refrigeration plant, and it is the slowest part of any venue to dry. It is also the part most often signed off early because the bar upstairs is trading again and everyone has moved on.

On low foreshore ground the problem compounds — the water table is close, so a cellar that took groundwater will keep taking it while the weather stays wet. We monitor cellars well past the point they read dry and we say plainly when upstairs is finished and downstairs is not.
