The commercial core is largely interwar construction with later refurbishment, and much of it has retail below and occupied suites above in the same building.
Legal, accounting and medical practices hold records that carry retention obligations, and a good deal of it is still paper stored in compactus units and filing rooms at low level. Wet paper is on a very short clock — it blocks and distorts within hours and grows mould within days.
Where records are affected, dealing with them takes priority over the building. Separating, stabilising and where necessary freezing files buys time that drying the room does not. It is worth saying on the phone if a records room is involved, because it changes what we bring and what we do first.
