When the tide is against you

That is worth understanding because it is predictable. It also means pumping out during the event may achieve very little — the water simply returns. We assess the tide and the drainage state rather than pumping against a system that is not accepting anything, and we say so instead of running equipment for the sake of it.

Damp is appearing on an internal wall away from any window. How?

Wind-driven rain off the bay. It enters high through a joint or seal on the exposed frontage, travels laterally inside the wall build-up and appears somewhere unexpected. Opening the ceiling directly above the damp patch is the usual wasted effort — we work back along the wet path instead.
