The area is flat, low, close to the bay and largely built on reclaimed land. Drainage has limited fall, the water table is high, and the buildings have very large roof catchments.
Water on the floor of a high-bay warehouse damages what is on the bottom rack, and the bottom rack usually holds the heaviest and least moveable stock. Getting it clear needs forklifts, aisles and space to put things — none of which is easy while there is water on the floor and while the building is trying to keep operating.
We plan that with the site’s own logistics team rather than trying to run it ourselves. They know what is where, what is perishable and what can be double-stacked temporarily. Our job is to get the water out fast enough that the stock they cannot move in time is still recoverable.
For a distribution or production site, the building damage is usually a fraction of the loss. What matters is how many shifts are lost, whether outbound orders are missed and whether refrigerated stock stays in specification. A day of downtime at a busy facility can outweigh the entire restoration cost.
So we sequence for continuity. Get one part of the floor operational while we dry another, work around shift patterns rather than through them, and be explicit about which areas will be usable when. Facility managers can plan around a clear constraint; they cannot plan around an open-ended one.
Water that enters from below behaves differently to water that comes in from above. It does not stop when the rain does, because the water table stays high for days or weeks after a sustained wet period.
That means drying alone will not fix it. If a pit or trench is taking groundwater, it will keep taking it, and the useful conversation is about pumping capacity and whether the below-ground waterproofing has failed. We say so rather than running equipment against an inflow that is not going to stop.
