Typical failures along High Street

The commercial building stock here is mostly late Victorian and Edwardian shopfront with a century of additions behind it. Failures usually trace back to that original fabric or to the services threaded through it since.

  • Concealed box gutters behind parapets — Almost every period shopfront on the strip has one. They are narrow, they collect leaf litter and they overflow backwards into the building rather than out to the street.
  • Commercial kitchen water — Grease-blocked floor wastes and failed connections behind kitchen equipment, releasing water into a space that is difficult to access and hard to dry.
  • Shared drainage between shopfronts — Adjoining tenancies on common drainage where a blockage in one surcharges into its neighbours, with the wettest floor rarely belonging to the cause.
  • Dwellings above retail — Residential occupancy over the shop, with bathrooms and laundries directly above trading floors and kitchens.

Working in Northcote and Thornbury

Hospitality cannot lose the weekend

The economics of a small venue are unforgiving. Friday and Saturday carry the week, and a closure across both is not recovered by trading well on a Tuesday. That reality drives how we schedule work on the strip.

In practice it means being direct about what is achievable. If containing the affected area lets the venue trade at reduced capacity, we will set that up. If the kitchen is the problem and the kitchen cannot operate, saying so early is more useful than optimism — the operator can cancel bookings, redeploy staff and tell suppliers rather than finding out on Friday afternoon.

Kitchens are the hardest part of the building

Commercial kitchens combine everything that makes drying difficult: heavy fixed equipment that cannot easily be moved, stainless steel and tile surfaces that conceal what is behind them, floor wastes that block with grease, and food safety obligations that limit what may be dried in place versus what must be removed.

Water that gets behind kitchen equipment or under a coved floor is genuinely hard to reach and dries very slowly. We open up where we need to rather than pretending airflow across a tiled surface is doing something useful, and we document the cleaning and sanitising so the venue has evidence for council before reopening.

Old shopfronts, shared problems

These buildings were constructed as a continuous terrace, and they behave like one. Party walls are solid masonry shared between tenancies, so water in one shop moves into the next through the wall itself. Drainage is frequently shared too, dating from a period when the whole row had one owner.

That means we routinely check neighbouring tenancies even when only one has reported a problem. It is common to find the shop next door has damp at the base of the party wall and has not noticed, and finding that at the start is considerably cheaper than finding it after the first tenancy has been reinstated.

Services we provide in Northcote & Thornbury

  • Emergency water extraction — extraction sized for small tenancies with awkward rear access off laneways
  • Structural drying — solid party walls dried from both sides where the neighbouring tenancy is affected
  • Flooded carpet drying — venue and office carpet dried where category allows; kitchen soft materials removed
  • Mould prevention — behind kitchen equipment and at party wall bases, the two places it reliably starts here

Northcote & Thornbury water damage FAQs

Can our venue keep trading while you work?

It depends what is wet. If the affected area can be contained and the kitchen is unaffected, usually yes at reduced capacity. If the kitchen itself is the problem, generally not, and we will tell you that immediately rather than at the end of the week. Knowing on Tuesday that Friday is not happening is worth a great deal more than optimism.

Why do you want to check the shop next door?

Because these are terraces with solid shared party walls and often shared drainage. Water moves sideways through masonry, and it is common to find the neighbouring tenancy has damp at the base of the party wall without knowing it. Finding that now is far cheaper than finding it after your fitout has been reinstated.

Water is coming from the flat above our shop. Who is responsible?

That depends on the ownership arrangement and where exactly the failure was, and it is settled on evidence rather than assertion. We document the origin, the path and the damage to your tenancy separately from any damage above, so your insurer has what it needs without you having to negotiate directly with the occupant upstairs.

How long before the kitchen can reopen?

Longer than the rest of the venue, usually. Water behind fixed equipment and under coved flooring dries slowly and is hard to reach, and food safety requirements mean some porous materials come out rather than being dried. We document the cleaning and sanitising steps so you have something to show council, and we will give you a realistic date rather than a hopeful one.
