How these buildings fail

These are working industrial buildings that were repurposed rather than replaced. Roofs, drainage and brickwork are frequently original, and the new use puts loads on them they were never designed for.

  • Sawtooth and skillion roof leaks — Original factory roof forms with valley and box gutters that were adequate for a shed and are marginal for an occupied office. Heavy rain overwhelms them and the water enters at high level.

Cellars deserve particular attention. They are below grade, poorly ventilated and full of stock and refrigeration plant, which makes them both the most likely place to flood and the slowest part of the building to dry properly. A venue that reopens upstairs while the cellar is still wet is storing up a mould problem for a few months later.

We are a food production premises. Does that change what can be dried?

Yes. Water damage in a production area is a food safety matter as well as a building one. Porous materials in the production zone generally come out rather than being dried in place, and surfaces need cleaning and sanitising to a documented standard. We record those steps so you have something concrete to show council or an auditor before you restart.

Our cellar has flooded. Can we still open upstairs?

Often yes, provided the cellar is contained and the drying does not present a hazard to staff or patrons. What we would caution against is treating an open upstairs as job done. Cellars are below grade, poorly ventilated and slow to dry, and a cellar signed off early is a common source of a mould problem a few months later.

Why does drying an old warehouse take longer than a modern office?

Because of what it is built from. Solid brick without a cavity, original timber and slabs poured without a moisture membrane all hold water far longer than plasterboard and modern concrete, and all of them are damaged by drying too aggressively. We work them slower and monitor at depth, which takes more days but avoids cracking, cupping and efflorescence.

Water is coming in through the sawtooth roof. Can you make it safe before repairs?

Yes. Make safe and permanent repair are separate jobs, and the first one cannot wait for a roofer’s availability. We can contain and divert active ingress, protect what is below it and start drying, so the building is not accumulating further damage while the roof works are organised.
