When almost everything is under twenty years old, age-related failure barely features. What you get instead is defects from construction and infrastructure lagging growth.
In a building under ten years old the cause of a water event is frequently a construction defect rather than a maintenance failure, and the difference has real financial consequences. A defect may fall within statutory warranty or be recoverable from a builder; a maintenance failure will not.
