This is flat, low-lying South Sydney with large-roof-area buildings, ageing stormwater infrastructure and a mix of original industrial fabric and later conversion work.
A single Alexandria warehouse frequently holds a working storage or trade operation at the back and a fitted-out office or showroom at the front. When water enters, those two halves need completely different responses — the warehouse wants speed and volume, the showroom wants care and protection of finishes.
We split the response accordingly rather than treating the building as one job. High-volume extraction and pumping at the working end; slower, protective work at the fitted-out end. Trying to do both at the same pace serves neither.
A lot of Alexandria water events do not involve clean water. Stormwater that has surcharged from the street carries silt and contaminants. Trade waste and process water carry whatever the operation uses. That changes the category of the loss and therefore what can be salvaged.
We categorise before we scope. Porous materials that have been in contaminated water generally come out rather than being dried, and there are health and disposal obligations attached to handling it. Guessing that water is clean because it looks clear is a mistake that shows up later as a health complaint.
The conversions here are often economical rather than elaborate — a stud wall built against original brick, carpet or vinyl laid straight onto an old slab, plasterboard fixed to existing structure. That is fine until water gets involved.
Without a separation layer, moisture in the original fabric transfers directly into the new finish and keeps it wet long after the visible water has gone. We check behind those linings rather than reading the surface, because a stud wall against a saturated brick wall will read dry on the face while staying wet at the back.

As two jobs in one building. The warehouse end gets high-volume extraction and pumping to move water fast. The fitted-out end gets slower, protective work that looks after finishes and equipment. Running both at the same pace means the warehouse dries too slowly and the office gets treated too roughly.
Probably because the wall is built directly against original brick with no separation layer. The plasterboard face dries while the masonry behind it stays saturated and keeps feeding moisture back. Surface readings will look fine. We check behind the lining rather than trusting the face, because that is exactly where mould develops unnoticed.
Only if it is clean enough. Water carrying silt, oil or trade waste generally cannot go to stormwater and needs to go to trade waste or be tankered off. We establish that before pumping rather than afterwards, because discharging contaminated water to stormwater creates a regulatory problem on top of the original loss.
