The buildings here are generally newer and better serviced than inner-city stock, but they are large, and they carry a great deal of mechanical plant relative to their floor area.
Pharmaceutical and technology tenants here often operate spaces that are validated for a particular condition — clean areas, controlled temperature and humidity storage, qualified equipment rooms. Water entering one of those is a compliance event, and restoring it is not simply a matter of getting the moisture out.
The space has to be returned to a documented, verifiable state and, in many cases, revalidated before it can be used. A campus business park is very different from a CBD tower in one important respect: it empties completely. Nobody is in the building overnight, on weekends, or during semester break, so there is nobody to notice a leak in its first hour.

We work out what the building’s distribution can carry during the first attendance and arrange temporary supply if needed. On a large single-tenant floor we would rather bring in extra capacity than under-dry it.
