How fast does mould grow after water damage?

The short answer: faster than most cleanup plans assume. Mould spores can begin germinating on wet materials within 24 to 48 hours of a water event, and visible colonies commonly appear within about three to seven days if the moisture stays. That window is why bodies such as the US EPA advise drying water-damaged materials within 24 to 48 hours, and it is why restorers treat the first day after a flood as the one that matters most.

For a commercial building, the difference between a two-day drying job and a mould remediation project can be the difference between a tenancy that barely notices and one that closes for weeks. Here is what actually drives the timeline, and what to do about it.

Why mould moves so quickly

Mould spores are already present in virtually every indoor environment. They drift in on air currents, clothing and deliveries, and in normal dry conditions they sit dormant and harmless. A water event changes that. Spores need three things to grow: moisture, a food source and a workable temperature range. A wet commercial interior supplies all three at once.

The food source is the building itself. Plasterboard paper, carpet backing, timber framing, insulation, ceiling tiles and the dust that settles on every surface are all organic material that mould digests readily. Occupied buildings sit in a comfortable temperature band year round, so temperature almost never limits growth indoors. Moisture is the only variable a building manager can actually control, which is why drying is the entire game.

The typical timeline

Every site is different, but the pattern is consistent enough to plan around.

• In the first 24 to 48 hours, spores on wet surfaces begin to germinate. Nothing is visible yet, and there may be no smell. This is the window where fast extraction and drying prevent the problem outright.
• From roughly day 3 to day 7, colonies become established and often visible as spotting or discolouration. A musty odour frequently appears first, produced by the microbial volatile organic compounds that active colonies release.
• Beyond one to two weeks, growth can spread well past the original wet area, travelling through wall cavities, ceiling spaces and ductwork. At this point the job has usually shifted from drying to remediation, which involves containment, controlled removal and air filtration under the IICRC S520 mould remediation standard.

Warm and humid conditions shorten these timeframes. So does hidden moisture: water that has wicked into wall cavities, under raised floors or beneath vinyl stays wet long after the visible surfaces have dried, and concealed spaces are where most commercial mould problems start.

Why surface cleaning does not solve it

Wiping visible mould off a wall removes the part you can see and leaves the moisture that grew it. On porous materials such as plasterboard and carpet, the organism's root structure (the mycelium) is embedded in the material itself, so surface cleaning is followed by regrowth within days. Disturbing colonies without containment also releases large numbers of spores into the air, which can spread the problem to areas that were never wet.

The reliable sequence is the one the standards describe: remove the water, dry the structure to verified moisture targets, and treat or remove what cannot be saved. Managed drying with dehumidifiers, air movers and daily moisture readings removes the condition mould needs, rather than fighting the symptom. What building managers should take from this

Treat any significant water event as a 48-hour problem, regardless of how minor it looks once the surface water is gone. Book professional drying on day one rather than waiting to see whether the carpet dries on its own, and be suspicious of "dry" areas next to wet ones, because moisture meters routinely find water where eyes and hands do not. If a musty smell appears days after an event that was mopped up in-house, assume concealed growth and get it inspected before opening walls.

Acting inside the window is also the cheaper path. Drying a wet office in the first two days costs a fraction of remediating a mouldy one three weeks later, and it keeps the tenancy open while the work happens.
